Kyle Canyon
Kyle Canyon is a rapidly developing City of Las Vegas planning area in the far northwest valley, centered on the interchange of U.S. Highway 95 (future Interstate 11) and Kyle Canyon Road (SR-157). The City's own master plan describes it as the valley's northwestern gateway toward the Spring Mountains and Mt. Charleston, and “home [to] the city's newest subdivisions.”
Kyle Canyon is a newly developing area without one stable, universally agreed ZIP code. Real-estate sources most often place it within 89131 or 89149, with some listings grouped under Skye Canyon's 89166. Treat any ZIP figure for this area as approximate.

Boundaries
A roughly 3,443-acre planning area as defined in the City of Las Vegas's master plan, adjoining the Southern Paiute reservation to the north and the Skye Canyon and Sunstone master-planned communities along its eastern and northwestern edges. Much of the area is still large-lot rural-preservation land or open desert awaiting development under existing development agreements.
History
Kyle Canyon is one of the newest parts of the Las Vegas Valley to develop, built out through individual development agreements with several master-plan builders rather than a single master developer. The Nevada Department of Transportation completed a $78 million widening of U.S. 95 through the area in 2019, including a diverging diamond interchange at Kyle Canyon Road, to handle over 52,000 vehicles a day at the time.
Master-Planned Communities in the Area
- Skye CanyonA Lennar-anchored master-planned community. See my Skye Canyon page for details.
- SunstoneA newer community from Lennar, Trilogy by Shea Homes and Woodside Homes, planned for roughly 3,000 homes including an age-qualified 55+ section.
- Talus at Kyle CanyonA gated master plan by KB Home, at Kyle Canyon Road and West Frontage Road.
- Kyle Canyon GatewayA roughly 1,700-acre master-planned community under a City of Las Vegas development agreement with Focus Property Group.
Transportation
U.S. 95 (future I-11) and Kyle Canyon Road (SR-157) are the area's primary corridors; a new Sheep Mountain Parkway (Nah Gah Kaiv Parkway) is planned to improve internal circulation. As of the City's most recent master plan update, no fixed-route transit service reaches Kyle Canyon, though park-and-ride facilities are planned at major interchanges for future express service toward downtown and the Strip.
Parks and Landmarks
- Skye Canyon Park
- Igor Soldo Park (planned)
- A new regional park, planned to include a future high school site
Clark County School District
The City of Las Vegas's most recent master plan update states that Kyle Canyon “severely lacks public schools of all forms” today, and that new Clark County School District campuses are planned or under construction as the area's population grows. This is a statement about built infrastructure keeping pace with new development, not a judgment about any particular school. Because CCSD assigns schools by specific address and boundaries change as new campuses open, I do not name specific zoned schools on this page. Use CCSD's official zoning search tool to look up the current assignment for a specific address.
