Kyle Canyon: What Is Being Built and What Is Not Yet There

8 min read · July 2026

Kyle Canyon is easy to misread because it looks, on a map, like a finished neighborhood. It is not. It is a roughly 3,443-acre City of Las Vegas planning area that is still mostly under construction, with real infrastructure gaps that matter to a buyer's timeline. Here is what is actually built, what is underway, and what is not there yet, sourced from the City's own planning documents rather than a builder's marketing site.

What Kyle Canyon Is

The City of Las Vegas's own master plan describes Kyle Canyon as the valley's northwestern gateway toward the Spring Mountains and Mt. Charleston, and “home [to] the city's newest subdivisions.” It is centered on the interchange of U.S. Highway 95 (future Interstate 11) and Kyle Canyon Road, and much of it is still large-lot rural-preservation land or open desert awaiting development under existing agreements.

Full Area Guide

What Is Being Built

  • Skye Canyon: a Lennar-anchored master-planned community along the area's eastern edge.
  • Sunstone: a newer community from Lennar, Trilogy by Shea Homes and Woodside Homes, planned for roughly 3,000 homes including an age-qualified 55+ section.
  • Talus at Kyle Canyon: a gated master plan by KB Home, at Kyle Canyon Road and West Frontage Road.
  • Kyle Canyon Gateway: a roughly 1,700-acre master-planned community under a City of Las Vegas development agreement with Focus Property Group.

What Is Not There Yet

The City's own master plan update states, in its own words, that Kyle Canyon “severely lacks public schools of all forms” today, with new Clark County School District campuses planned or under construction as the population grows. As of the same update, no fixed-route transit service reaches the area, though park-and-ride facilities are planned at major interchanges. Most existing parkland is private or HOA-run pocket and neighborhood parks rather than large public parks. A new regional park and additional public parks are planned but not yet built.

Roads and Access Today

U.S. 95 (the future I-11) and Kyle Canyon Road (SR-157) are the area's two primary corridors. The Nevada Department of Transportation completed a $78 million widening of this stretch of U.S. 95 in 2019, including a diverging diamond interchange at Kyle Canyon Road, built to handle over 52,000 vehicles a day at the time. A planned Sheep Mountain Parkway (Nah Gah Kaiv Parkway) is intended to improve internal circulation as the area builds out further.

Questions to Ask

  • Which specific subdivision within Kyle Canyon is this lot in, and which master developer controls it?
  • What is the current status of the school planned to serve this address: built, under construction, or not yet started?
  • What park or open-space commitments apply to this specific subdivision, and on what timeline?
  • Is the road I would use to get in and out of the neighborhood complete, or still under construction?
  • What HOA or master-community assessment applies here, separate from any SID/LID on the parcel?

Common Mistakes

  • Assuming a master-planned community's finished amenities on the website already exist on the ground today.
  • Not checking the actual construction status of the school or park a listing's marketing leans on.
  • Treating “Kyle Canyon” as one uniform community rather than several separate master plans at different stages.

The Takeaway

Kyle Canyon is a genuine growth area with real, named developments underway, but a meaningful part of its planned schools, parks and transit is not built yet. Confirm what is actually finished, not just planned, before you commit to a timeline.
